Dubai Property Market Q3 2026: Resale Activity, Falling Rents and New Opportunities

Dubai’s property market is entering a more balanced phase in Q3 2026, with changing buyer behaviour, fewer new off-plan launches and increased competition in the rental market.

After several years of exceptional growth, Dubai real estate is becoming more selective. Buyers are focusing on value, location and property quality, while landlords are facing greater competition as tenants enjoy more choice.

For property owners, understanding these changes is essential when deciding whether to sell, rent or hold their investment.

Dubai Secondary Property Sales Reach AED 27.1 Billion

According to Q3 2026 market research, Dubai recorded 10,055 secondary-market residential sales, with a combined value of AED 27.1 billion.

The breakdown was:

  • Apartments: 7,879 sales
  • Villas and townhouses: 2,176 sales
  • Total: 10,055 transactions

Secondary-market transactions increased by approximately 16% compared with Q2 2026, demonstrating improved demand for properties and a return of more certainty in the market.

Established communities such as Dubai Marina, Downtown Dubai, Dubai Hills Estate, Palm Jumeirah and Jumeirah Village Circle continue to attract buyers seeking convenient locations, established amenities and investment opportunities.

However, demand does not mean every property will sell at any asking price. Buyers are increasingly comparing available homes and recent transactions before making offers.

Dubai Off-Plan Launches Slow Significantly

One of the most notable developments in the Dubai property market during 2026 has been the reduction in new residential launches.

According to market research:

  • Q1 2026: More than 45,000 new off-plan residential units launched
  • Q2 2026: 5,335 units launched
  • Q3 2026: Approximately 5,000 units launched

For comparison, more than 10,000 new residential units were sold off-plan during Q3 2025. Sales and launches are different measures and should be considered separately.

Major developers, including Emaar and DAMAC, have released fewer projects, while some other developers have maintained more consistent launch activity.

The slowdown may help moderate immediate supply pressures, although Dubai still has a substantial pipeline of 525,000 new residential properties scheduled for completion between 2027 and 2030.

Dubai Population Growth Continues to Support Housing Demand

Despite regional uncertainty, Dubai’s population continues to expand. According to the Dubai Data and Statistics Establishment, the emirate’s population increased from 4.58 million at the beginning of 2026 to more than 4.8 million by the end of September, representing an increase of approximately 227,000 residents, or 4.95%.

This continued population growth is an encouraging indicator for Dubai’s real estate market, supporting underlying demand for residential accommodation. However, with substantial new housing supply scheduled for completion over the coming years, the balance between population growth and property deliveries will remain an important factor influencing future sales prices and rental values.

Dubai Rental Market: More Listings, Greater Competition

Perhaps the most significant change for landlords is the growing competition in Dubai’s rental market.

Property Finder’s September 2026 data reveals:

  • Rental apartment listings have increased 55.1% compared with September 2025
  • Tenant enquiries increased 15.4% over the same period
  • Enquiries per listing declined approximately 23%

This means that although tenant demand continues, significantly more properties are competing for that demand.

For landlords, the message is clear: realistic pricing, professional marketing and excellent property presentation are becoming increasingly important.

Which Dubai Communities Have Seen Rental Prices Fall?

Property Finder’s comparison of Q3 2025 and Q3 2026 shows notable reductions in median advertised annual apartment rents:

CommunityAnnual asking rent change
Downtown Dubai-21.7%
Dubai Marina-16.1%
Meydan-13.3%
Business Bay-12.5%
Jumeirah Village Circle-10.0%
Dubai Creek Harbour-9.4%
Arjan-6.3%
Dubai Hills Estate0%

Villa asking rents have also adjusted in several communities:

  • Arabian Ranches 3: -18.9%
  • Mohammed Bin Rashid City: -15%
  • Palm Jumeirah: -10.6%

These figures reflect advertised asking rents rather than final rents agreed in registered tenancy contracts. They are community-wide medians, so individual properties may perform differently depending on size, condition and location.

Who Is Buying Property in Dubai?

Dubai continues to attract international buyers seeking investment opportunities, lifestyle benefits and long-term residency.

Early-2026 third-party market estimates identified Indian, British and Egyptian purchasers among the leading international buyer nationalities, alongside American, Pakistani and other European and regional investors.

This diverse buyer base remains an important feature of Dubai’s residential market, although purchasing activity varies considerably by location and price range.

What Does Q3 2026 Mean for Dubai Property Owners?

The Dubai property market is not moving uniformly. Some communities and property types remain resilient, while others face increasing competition.

For sellers, recent comparable transactions, realistic valuations and effective marketing are essential.

For landlords, monitoring competing listings and adjusting asking rents to current market conditions can help attract suitable tenants and reduce unnecessary vacancy periods.
