If your property is rented on a long term basis and you need or want it to be vacant, you need to send your tenant an official 12 month Legal Notice to Vacate via the Dubai Courts. This can be sent at any time during the contract period and we can assist with this.
SELLING YOUR PROPERTY
If you are planning to sell your property, you can sell it with a tenant in situ and the buyer will simply inherit the tenant. The terms and conditions of the existing tenancy contract would remain the same, just the landlord name would be changed once the property has been sold and the new Title Deed has been issued.
However, many buyers prefer to buy a vacant property so that they have the option to live in it, renovate it, furnish it, or rent it on a short or long term basis at the current market rate.
A vacant property makes it easier for agents to do viewings and you should be able to secure a slightly higher selling price if it’s vacant now or coming vacant soon.

MOVING INTO YOUR PROPERTY
If you want to live in your property and it’s rented on a long term basis you have to give your tenant 12 months Notice to Vacate via Dubai Courts.
This does mean that you won’t be able to rent it again on a long term basis for 2 years however you can still sell it or rent it short term if you’re not living in it permanently.
